Technical Specifications

Foundation and Structure

The foundations and basement walls will be carried out in accordance with the Geotechnical Study report and the technical specifications of the current regulations. The structure will be of a mixed type with unidirectional slabs and metal pillars (R.C. in pillars on floors below ground).

Facades

The designed facade complies with the Technical Code of building construction regarding the requirements of waterproof stability, thermal insulation, soundproofing and durability. The facade is finished with an external thermal insulation system of 80mm multi-layer, type S.A.T.E., and with a plasterboard cladding finish in the interior. This system substantially improving the energy efficiency of homes.

Interior Partitions

Interior partitions will be made of laminated plasterboard with internal insulation for enhanced thermal and acoustic comfort. Moist areas will feature water-resistant plasterboard. Partition walls between units will combine rough brick masonry and laminated plasterboard with insulation on both sides.

Interior Divisions

All interior distributions in the house will be made with a partition system of laminated plasterboard with interior insulation for greater thermal and acoustic comfort. In wet areas, the plasterboard will be water resistant. The separation between houses will be made with a mixed system of brick masonry, lined on both sides with a partition system of laminate plasterboard and interior insulation.

Exterior Carpentry

Will be of aluminium using standardized profiles with thermal break. A double-glazing crystal, with an intermediate dehydrated chamber as Climalit or similar brand, with low emissivity, which reduces the exchange of temperatures and favouring good comfort inside. The living room windows will be of such dimensions to allow a complete visual continuation with the terraces of each home. The rest of the windows will be tilt-and-turn. The bedrooms will have sliding shutters with aluminium slats of the same colour as the exterior carpentry, or darkening blinds in compliance with the light regulations.

Interior Carpentry

Armoured access door with security lock and optical peephole, inside finished in white matt lacquer, outside according to the finishes of common areas. Interior doors in water-repellent DMF in white matt lacquer with designer handles in matt chrome steel. Modular wardrobes Block-type, finished in white matt lacquer and interior lining with a hanging bar and a shelf.

Paint

The apartments walls will be painted with plastic paint in matt white, RAL- 9003. In all the apartments will be placed a false ceiling of laminated plasterboard. The ceiling will be painted as well in matt white RAL- 9003.

Pavements

The interior flooring of the homes will be Hyper Silver porcelain stoneware by Flaviker or similar, in 80x80 or larger format. On the terraces, the flooring will be of the same porcelain stoneware, with a non-slip finish. The pavement in the bathrooms is dark grey porcelain stoneware.

Tiling And Coatings

In the bathrooms, the walls will be tiled with top quality ceramic, Baldocer carrara type or similar, from the floor to a height of 1.2m, except in the shower, which will be tiled up to the ceiling. The rest of the walls will be painted with smooth acrylic varnish in the same matt white colour RAL -9003 as the rest of the apartment.

Sanitary

Design bathroom fixtures in matt white vitrified porcelain, Essence model of the Noken brand or similar, with dual-flush toilets. Top-quality faucets with single-lever operation and in black matt finish from the Buades brand or similar. The bathroom includes an electric heated towels rail in matt black.
